Apostle Fitzgerald & Company, as the exclusive listing advisor to the "Owner" is offering "for sale" or as a "lease to purchase" the fee simple interest in the 65-unit Bitterroot River Inn and Conference Center located in Hamilton, Montana (the "Property"). The Property's address is 139 Bitterroot Plaza drive, on the north side of Hamilton, one block west of Highway U.S. 93, on the southwest corner of Hieronymus Park Drive and Bitterroot Plaza Drive. Property Overview:
The 65-guestroom, three-story, interior corridor hotel features tastefully decorated rooms and suites with a separate conference center. The conference center has a grand ballroom with 2,908 square feet, which can be divided into two rooms with 1,768 square feet and 1,140 square feet, plus the sapphire room with 480 square feet. There is a holding kitchen facility and storage rooms off of the ballroom and access to a garage. The hotel's indoor swimming pool is also located in the conference center wing and features ornamental wood plank walls and ceiling with a Ornate tile flooring.

The main building consists of the hotel lobby, front office and back office administrative areas, sauna, vending room, maintenance room, store room, mechanical room, guest laundry, 65 guestrooms and three retail shops. The property owner plans to remodel the retail space area into six new guest rooms. This would give the hotel a total of 71 units. The lobby has a seating and reception area with a fireplace plus a breakfast seating area and pantry/kitchen for the continental breakfast served daily. The fireplace in the lobby has a wide copper frame and decorative tile trim. A rustic wood plank knee-wall planter separates the breakfast area from the hotel lobby seating area. Also within this building is the laundry and housekeeping department.

There are thirteen guestrooms located on the first floor, twenty-five guestrooms, including an executive suite on the second floor with a balcony overlooking the lobby, and twenty-seven guestrooms on the third floor. All guestrooms are equipped with 25" color TV's, coffee makers, irons and ironing boards, hairdryers, high-speed Internet access and telephones. Half of the guestrooms have mini-refrigerators and microwaves. The suites all have the bathrooms separating the suite sitting and bedroom areas. The case goods carry out the rustic wood style reflected in the hotel's décor. The elevator is centrally located and there are staircases on both the south and the north ends of the building.

The hotel was constructed in 1996. A recent appraisal has indicated an estimated market valuation of $5,500,000. The Property is in a 500-year flood plain and has a pond near the west end of the Property. All utilities are on site including public sewer and a well.
